Your Job Purpose:

As a Room Ready Commissioning Coordinator working with the LotusWorks team, you will join our client site in the Semiconductor sector. This job is based in a state-of-the-art global facility in Rio Rancho, New Mexico.

The Room Ready Coordinator will manage the sign off process for all project punchlist items to ensure that each room is ready for commissioning. The Room Ready Coordinator will collaborate with subcontractors and craftspeople to address completion of all punchlist items.

Your Job Responsibilities: 

  • Inspect installed work daily to ensure that contractor is maintaining their installation schedule.
  • Support system startup and commissioning activities.
  • Work within the project Commissioning program including importing/exporting data related to Room Ready reports.
  • Electronically distribute Room Ready punchlist to general contractor and track activities through to completion.
  • Schedule Room Ready field walks with contractor and client personnel.
  • Verify all documentation is complete prior to certificate of occupancy.
  • Organization and ensure completion/ filing of record documents.
  • Provide clear communication verbally, written and electronically.


  • Demonstrate a thorough understanding of all aspects of construction.
  • Bachelor of Science in Civil Engineering, Mechanical Engineer, Electrical Engineering, Construction Management, Architecture, or equivalent degree and/or field work experience required.
  • Education background in materials and methods of construction.
  • A minimum of 3 years of commercial building experience required.
  • Specific experience in industrial and/or hi-tech semiconductor types of projects is preferred.
  • Experience in organizing technical data in a neat and accurate method. Familiar with CSI specification system for construction.
  • Ability to work closely with trade and craft people in a field work situation. Patience and professionalism are essential to being able to maintain a cooperative attitude through pressure situations.
  • Skills in handling several work activities at once while frequently interrupted by phone calls and urgent questions on work in progress.
  • Training in design and construction document reading, design specifications, survey theory and techniques.
  • Highly developed visual observation and interpretation skills.
  • Excellent written and verbal communication skills; must be able to work closely with project owners, architects, engineers, equipment manufacturers, vendors, and subcontractors.
  • Must be a dedicated team player, self-starter, flexible and be able to work well with a variety of personalities and minimal instruction. Must be able to remain calm in high-pressure situations.
  • Must be able to physically access all areas and levels of construction site for work progress review.
  • Proficient in Windows, Microsoft Office Suite (Excel, Word, Outlook, and PowerPoint) and Bluebeam.
