Your Job Purpose:

As an Equipment and Systems Construction Manager working with the LotusWorks team, you will join our client site in the Pharmaceutical sector. This job is based in Medford, MA.

In your role as Equipment and Systems Construction Manager you will be responsible for overseeing and coordinating various stages of large life science construction projects. Your role involves taking all building, system and equipment components of these projects (pharmaceutical, biotech, gene therapy, medical devices) from a construction phase into startup and handover phases in preparation for commissioning and handover phases.

Your Job Responsibilities:

  • Conduct design reviews and check off all mechanical drawings and documentation from design to as-built; supporting work groups and design review teams for current project scope.
  • Review mechanical package compliance for UPW and Wastewater equipment; oversee on-site construction activities for Mechanical, UPW and Wastewater systems to verify compliance with the contract documents.
  • Drive construction complete of equipment, rooms and all support systems to enable installation of new laboratory suites, verifying system installation is per design, driving closure of discrepancies.
  • Drive mechanical completion of clean utility systems such as USP Water, Clean Steam, Clean Air and Nitrogen.
  • Lead field coordination of all passivation activities of systems and equipment; driving passivation companies to produce accurate procedures and plans for delivery to client; manage approval of all procedures and plans, ensuring tasks are executed to the approved documentation.
  • Prepare test procedures and dossiers, loop testing and pre-commissioning paperwork for assigned systems; review OAT’s (Operational Acceptance Tests) to ensure all test sheets, calibration certs, are in place in advance of FAT’s; and carry out OAT’s & FAT’s (Functional Acceptance Tests) on Mechanical, UPW and Wastewater Systems.
  • Commissioning, start-up and operation of water treatment, industrial effluent treatment and environmental facilities on behalf of clients.
  • Conducting walk down and signoff of equipment with construction, commissioning, validation and quality personnel, in support of test protocol execution and release of systems to manufacturing.
  • Coordinate utility turn-ons to production equipment, specifically specialty gases, process water and drain systems, electrical, cooling water and vacuum systems. Role includes reviewing all test and qualification, construction complete documentation and turn on request forms.
  • Integration of newly installed equipment and systems to existing facility; focus on potential impacts to current operation as new components are tied in.
  • Write operational SOP’s for Waste Water Treatment department in support of their day to day operation of systems.
  • Liaise with vendors and suppliers of skids and equipment for receipt of turnover packages; review shop drawings to ensure all materials, manufacturers and vendors meet specified requirements.
  • Review all Operations and Maintenance manuals to align with owner’s requirements regarding warranties, coordinating with owner staff and manufacturers to resolve discrepancies.
  • Support client commissioning teams in CTP execution, by acting as construction contact for resolving issues and drive subcontractors to address shortcomings in documentation.
  • Prepare and edit, review and coordinate turnover documentation (CQV, SOP, O&M Manuals) with owners and third-party stakeholders, ensuring owner requirements are met, and discrepancies handled with professionalism and timeliness to allow release of equipment for manufacturing.
  • (Will Supervise 2 junior project managers’ work.)

Requirements: 

  • Bachelor’s degree (or Foreign Equivalent) in Construction Management, Engineering Technology or related field, plus 2 years of experience in installing, commissioning, and operating high purity process equipment and systems in a regulated manufacturing environment.  In the alternative, employer will accept 4 years of experience in installing, commissioning, and operating high purity process equipment and systems in a regulated manufacturing environment.   Any suitable combination of education, training or experience is acceptable.
  • Experience may be gained concurrently and must include the following:
    • 2 years of experience reading and interpreting mechanical design drawings and P&IDs (Piping and Instrument Diagrams), Isometric drawings, General Arrangement drawings for building and equipment layouts.
    • 2 years of experience reading and interpreting construction documents, such as submittals, RFI’s, Change Orders, PO’s & contracts, Field Work Directives, Progress reports, Quality & Safety reports.
    • 2 years of experience working in a construction environment, coordinating with multi-disciplined trades and suppliers.
    • 2 years of experience working with startup & commissioning processes and developing best practices for system completion, walkdowns for design & spec compliance and final turnover/handover of systems and documentation.
    • 2 years of experience installing, testing, qualifying, and operating high purity utility systems such as USP Water, Clean Steam, Clean Air, and specialty gases (Nitrogen, CO2, O2).
    • 2 years of experience working with cleaning and chemical passivation of hygienic materials, piping & systems.
    • 2 years of experience in the design review process and clean construction techniques.
    • 2 years of experience reading, interpreting, and writing commissioning, qualification, validation (CQV) protocols, operational instructions, and procedures.
    • 2 years of experience reviewing and validating critical documentation from suppliers to produce concise and high-quality turnover packages for releasing systems and from an audit perspective.
    • 1 year of experience managing owner/client processes and turnover requirements.
  • Must be willing to work in Medford, MA and various unanticipated client sites.
