Supporting the Commissioning of a 48MW Hyperscale Data Centre in Virginia

Executive Summary

LotusWorks is supporting the commissioning of a 48MW standalone data centre in Virginia, delivered in phased stages to meet rapid deployment timelines. Working as part of the client’s integrated project team, LotusWorks is responsible for verifying that all systems are designed, installed, tested, and handed over in line with project requirements.

By applying a structured commissioning approach across mechanical, electrical, and life safety systems, LotusWorks is helping ensure the facility is delivered safely, reliably, and ready for operation.

The Challenge

The project involves the delivery of a large-scale, two-storey data centre built using a standardised “kit of parts” design. While this approach improves speed and repeatability, it also requires tight coordination to ensure each phase is delivered consistently.

With a total capacity of 48MW and five individual colocation (COLO) areas, the site includes a wide range of critical systems that must operate together without failure. The phased construction schedule adds further complexity, with systems needing to be commissioned and handed over in sequence while construction continues in parallel.

Key challenges included:

  • Coordinating commissioning activities across multiple build phases
  • Ensuring consistency across repeatable infrastructure designs
  • Managing the integration of mechanical, electrical, and control systems
  • Maintaining quality and compliance under tight delivery timelines
  • Preparing each phase for handover without impacting ongoing wor

Our Strategic Approach

Operating as part of the wider project team, LotusWorks works closely with contractors, vendors, and client representatives on-site. This allows for quick decision-making, clear communication, and early identification of issues as the project progresses.

Full-Scope System Commissioning

A level-based commissioning approach is being applied across the project to ensure systems are verified in a logical and controlled sequence:

  • L0–L1: Design reviews and factory witness testing
  • L2–L3: Installation verification and pre-functional checks
  • L4: Functional performance testing
  • L5: Integrated systems testing
  • L6: Final handover to the client

This structured process helps identify issues early, maintain quality across phases, and ensure each system performs as intended before progressing.

The Outcome

LotusWorks is supporting the phased delivery of a complex hyperscale data centre, helping ensure each stage is commissioned and handed over in line with project requirements.

Through its on-site presence and structured approach:

  • Commissioning activities are aligned with construction phases, avoiding delays
  • Systems are tested in a controlled and consistent manner across all COLO areas
  • Integration between mechanical, electrical, and control systems is verified before handover
  • Issues are identified and resolved early, reducing the risk of rework
  • The client receives a facility that is fully tested and ready for operation
